The play area, playground or children’s space is an area of the condominium to which it is dedicatedchildren’s fun. In this environment – generally external – spaces are created for children’s entertainment, consisting of equipment such as swings, slides, sandboxes, tunnels, jungle gyms and many others.

In addition, the choice of toys must be made in accordance with the standards of the Brazilian Association of Technical Standards (ABNT). THEABNT determines some rules for playgrounds related to periodic inspections, maintenance and also the use of materials used in toys, as they must be non-toxic.

Like any othercommon recreational areafor its correct functioning, the children’s space needs to be equipped with rules of use, with the aim of guaranteeing the safety and well-being of everyone.
The rules are determined based on the needs of each condominium owner. All must be stipulated,voted and approved at the meeting and, once defined, they must be posted in the play area, so that everyone can see them.
In general, there are some rules that can be used in any context. I am:
- Children under 6 years old are not allowed on the playground without adult supervision;
- The children’s space can be used by children up to 12 years old;
- Defects in toys must be reported to the caretaker or condominium management.

Conservation and maintenance
As mentioned, ABNT has standards that ensure safety in children’s spaces, as well as guidelines on how to store and maintain these places to avoid accidents.
For example, the playground must be cleaned and inspected daily for loose and unprotected screws, rust, among other defects that can put children’s safety at risk.
The condominium must keep a book proving the regular carrying out of inspections and, If a defect is found, the toy must be banned immediately until the problem is resolved.
It is worth remembering: the property manager is responsible for all these tasks and cannot tolerate a lack of maintenance.
